San Diego County 2026 Tax Roll Hits Record $845 Billion & Record High $346 Million Tax Savings With 99.5% Accuracy

San Diego, CA — San Diego County Assessor Jordan Z. Marks has certified the 2026 gross assessed value roll of all taxable property at a record-setting $845 billion, delivering a 4.86% increase (or $39 billion) over the previous year, with a record high $346 million or a 7% increase in taxpayer savings. This will result in approximately $8.1 billion in property tax revenue to support key county, city, school, fire, water, and other special district services, an increase of over $366 million from last year.  This is the 14th year in a row the San Diego County Assessor’s Office has delivered record-high revenue for key government services and record-high property tax savings, making San Diego County a more affordable place to live and thrive.

The 2026 assessment roll reflected a record-high $34.6 billion in assessed value reductions that translated into $346 million in property tax savings for San Diegans. San Diego County is the fifth largest assessment jurisdiction in the United States with 1,021,998 taxable real estate parcels, 54,454 business personal property accounts, 15,033 boats, and 1,576 aircraft.

The San Diego County Assessor Office through its award-winning outreach programs and Taxpayer Advocate office delivered record high property tax savings of $31.5 million to 450,209 homeowners, $40.8 million to 22,817 disabled veterans, and over $270 million in tax property savings for seniors, small businesses, affordable and homeless housing projects, museums, arts, and other charitable organizations.

Assessor Jordan Marks said, “My San Diego County Assessor’s Office delivered a record-high $346 million in property tax savings for San Diegans and also concluded a comprehensive California State Board of Equalization audit that recognized my team’s exceptional 99.5% appraisal accuracy, demonstrating our commitment to protecting every taxpayer while providing the key revenue needed to fund our schools and vital public services.” Marks added, “Thanks to my Assessor team’s award-winning proactive outreach, we were able to deliver more housing affordability than ever before, resulting in a record high property tax savings of $40.8 million for over 22,000 of our disabled veteran’s homeowners here in San Diego County.”

Prop 13 protected 93% or 950,652 San Diego properties by limiting their property taxes to a 2% assessed value increase, contributing a record $14.9 billion to the 2026-27 assessment roll in accordance with California’s landmark legislation that limits property tax increases, while providing a stable and key source of revenue for local governments.

Marks said, “Thanks to Proposition 13, no homeowner should lose their home due to unaffordable property taxes, and our schools and local government agencies are receiving a stable and reliable record high revenue funding for the 14th year in a row.” 

San Diego’s housing inventory has remained low, resulting in high home prices, with the median price for detached homes up slightly to $997,250. While residential change-in-ownership reassessments decreased by an average of 7.71%, commercial reassessments dropped by a significant 34.36% due to a depressed commercial market.                                                        

“The 2026 tax roll shows that San Diego County is the gold standard in fairness, transparency, and putting taxpayers first based on having received a 98.24% positive customer service rating from our customers.” Marks said. “My extraordinary San Diego Assessor team demonstrated leadership by meeting our commitment to closing the tax roll complete, on time and with exceptional 99.5% accuracy. If we don’t close the tax roll on time, then county services will be interrupted, taxpayers impacted, and we will see a cascading effect that would impact revenues for public safety, schools, libraries, parks, and key government services.”

Key Highlights from the 2026 Assessment Roll

  1. Assessed property values hits record high $845 billion (up $39 billion or 4.86%).

  4. $31.5 million in property tax savings for 450,209 homeowners using the Homeowners’ Exemption.

  5. Prop 13 protection applied to 93% or 950,652 properties, limiting property tax increases to 2%.

  6. San Diego County is 5th largest assessment jurisdiction in USA with 1,021,998 parcels.

  7. California State Board of Equalization audit finds San Diego County Assessor Office to be 99.51% accurate in property tax appraisal.

  8. The highest assessed value growth rate at 8.68% was the City of Poway.

  9. The lowest assessed value growth rate at 3.49% was National City.

  10. The largest assessed value increase by dollar amount was $16.6 billion in the City of San Diego.
